With four decades of civil litigation experience, including jury and bench trials, Bill Crenshaw focuses his practice on commercial litigation, bankruptcy, and workouts. His experience also encompasses real estate disputes, including tax credit workouts and bankruptcy, and he has substantial healthcare litigation experience. Since the onset of the residential mortgage crisis in 2009, Bill has provided strategic advice to residential loan servicers on a variety of issues. Bill’s clients include major financial institutions, loan servicers, real estate developers and investors, and individuals.

Bill has been involved in a wide variety of complex commercial litigation matters, including real estate disputes, bankruptcy and workouts, receiverships, contested foreclosures, banking litigation, creditors' rights issues, tax credit disputes, workouts, contested administrative proceedings, partnership disputes, lender liability litigation, fraud claims, probate litigation, and breach of contract actions. He also has broad experience in bankruptcy, including corporate reorganizations, tax credit bankruptcy issues, landlord claims, and the defense of fraudulent transfer and related claims.

Bill has conducted numerous jury and non-jury trials and has handled appeals in state and federal court. He has been admitted to practice in over 10 federal district courts and four federal circuit courts of appeal, as well as the United States Supreme Court.
Representative Experience
Tax Credit Litigation, Workouts and Bankruptcy: Represented a major tax credit investor in litigation, workout and bankruptcy proceedings involving the restoration of an historic residential building in downtown Los Angeles.
Bankruptcy: Represented a major commercial loan servicer in connection with a chapter 11 bankruptcy of a large shopping center, resulting in payment in full of a debt of over $30 million, including substantial default interest.
Healthcare Litigation: Represented a California public hospital and three national hospital associations in litigation challenging the "Cost Limit Rule" issued by the Centers for Medicare and Medicaid Services.
Real Estate Litigation: Represented a limited partner of a condominium project in Philadelphia in litigation against general partner resulting in a successful settlement after discovering fraudulent activity.
